Create BACnet Alarms

BACnet alarms allow Evolo to receive and display alarms generated directly by BACnet devices in the building.

The alarm logic itself is controlled by the BACnet device. The Evolo Gateway receives the alarms, displays them in the alarm table, and allows you to acknowledge them.

How It Works

  1. BACnet devices generate alarm events locally according to their own configuration.

  2. Evolo The Gateway receives the alarm notification from the BACnet device.

  3. The alarm is displayed in Evolo as an active alarm with the time, priority, and description.

  4. When a user acknowledges the alarm in Evolo, the acknowledgment is automatically sent back to the BACnet device.

Prerequisites

  • The system must have a BACnet IP interface configured in Evolo.

  • The data points to be used must be of the BACnet IP type.

Setting Up a BACnet Alarm

There are three ways to create BACnet alarms:

1. Manually via alarm setup

  1. Go to Setup → Alarms for your system.

  2. Click Add Alarm and select BACnet Alarm.

  3. Fill in the fields:

Description

Data Point

Select the BACnet IP data point to which the alarm should be linked. Only BACnet IP data points are displayed.

Name

Display name of the alarm in Evolo.

Description

Optional description.

Threshold Values

For analog data points only. Read and write the high and low limits directly on the BACnet device (see the “Threshold Values” section below).

View

Link the alarm to a view in the "Evolo."

Priority

A (highest), B, or C.

Active

Turn the alarm on or off.

2. Directly from the BACnet client

The BACnet client in the Gateway setup displays all objects on the network. Each object has a bell icon that allows you to create a BACnet alarm with a single click.

  1. Go to Setup → Gateway and open the BACnet client.

  2. Find the device and object you want to set an alarm for.

  3. Click the bell icon next to the object. A green bell icon means there is already an alarm for this data point.

  4. The alarm is created automatically based on the information from the client.

3. Import via Excel

You can import multiple BACnet alarms at once using the Excel template.

  1. Download the template from Evolo (Setup → Alarms → Import).

  2. The template includes a sample for BACnet alarms. Enter the data point’s name, BACnet type, name, description, and priority.

  3. Upload the completed template.

Threshold Values

For analog BACnet data points, Evolo can read and change the alarm limits set on the BACnet device itself.

  • Low limit: alarm limit for low values

  • High limit: alarm limit for high values

These values are read directly from the BACnet device when you open the alarm. You can adjust them, and the change is written back to the BACnet device.

Acknowledging BACnet Alarms

BACnet alarms are acknowledged in the same way as other alarms in Evolo:

  1. Go to Alarms and locate the active alarm.

  2. Click Acknowledge on the individual alarm, or use Acknowledge All to acknowledge all unacknowledged alarms at once.

When you acknowledge a BACnet alarm in Evolo, the acknowledgment is automatically sent back to the BACnet device. If the gateway is temporarily offline, the acknowledgment is sent as soon as the gateway reconnects.
